A complete scope covers layout, setbacks, permitting, footing depth below the frost line, ledger attachment, stair and guard framing, and how materials reach the build site.
3. Get it in writing
Preparation, protection, materials, access, permits, testing, cleanup, restoration, exclusions, and change orders should all be spelled out.
4. Weigh proposals carefully
Verify credentials and compare the thinking behind each bid, not only its total.
5. Close it out properly
Confirm testing, cleanup, documentation, warranties, and what maintenance remains your responsibility.
